  1. Review of Sale and Purchase agreement
  2. Review of Amendments and Waivers
  3. Review of Status Certificate, if applicable
  4. Review of the Title Search
  5. Preparation of legal closing documents
  6. Review of insurance binder
  7. Review of lender/bank first mortgage instructions (if applicable)
  8. Preparation of first mortgage legal documents (if applicable)
  9. Access to Lawyer/ Law clerk via phone and email
  10. Internal disbursements including any printing/photocopies, telephone/long distance, fax, travelling expenses to bank.
  11. One FREE virtual e-signing appointment
  12. FREE home warranty program for six months, conditions apply, see below.
  13. Preparation of legal documentation for closing.

LEGAL FEES NOT INCLUDE THE FOLLOWING:

  1. Ontario or Municipal Land transfer tax (LTT)
  2. Title search
  3. Writ searches
  4. Cost of full coverage title insurance
  5. Any Registrations required (such as transfer and charge)
  6. Tax certificates
  7. Bank wire fees or any other miscellaneous payouts that incur a fee
  8. Software charges
  9. Courier fees
  10. Harmonized sales tax

Please Note**

  1. Our Flat rate applies to a residential single -family dwelling on city services, being vacant on closing.
  2. Additional charges apply to investment properties, commercial properties, occupancy certificate, lines of credit or additional mortgagees/line of credits or additional bridge-loans or any other matter beyond scope of a real estate transactions.
  3. Home Warranty Program must be purchased before closing when purchasing title insurance from Chicago Title. The Home Warranty Program applies to plumbing, heating, electrical and air conditioning up to $10,000 and a $ 50 deductible. Conditions apply** details available upon request.
